Choosing Forest Fringe Farm 


Where is Forest Fringe Farm located?
8 acres in Bethel, Sullivan County, New York—approximately 2–2.5 hours from NYC.

What kind of programs is Forest Fringe Farm best suited for?
Hosted retreats, residencies, development labs, and multi-day programs led by artist collectives, cultural organizations, and mission-driven groups. Not suitable for large public festivals, weddings, or unsupervised rentals.

Is the site private during our booking?
Yes. When you book Forest Fringe Farm, the site is reserved exclusively for your group for the duration of your program.

What amenities are available?
See Facilities & Features for full details. Summary: outdoor kitchen, composting toilet, outdoor shower (seasonal), limited solar power, camping areas, flexible gathering spaces.

Is the farm accessible year-round?
No. Hosted programs are seasonal, typically late spring through early fall (May–October). Winter bookings are extremely limited and require advanced planning.



Camping & Lodging


Do groups stay overnight on site?
Overnight camping is possible and must be arranged in advance as part of your booking. Not all bookings include camping—it depends on program type and coordination needs.

Is lodging provided?
No. Forest Fringe Farm does not provide tents, cabins, or indoor lodging. Groups either:
  • Bring their own camping gear and camp on-site
  • Arrange offsite accommodations (hotels, Airbnbs in Monticello/Liberty)

Is camping the same as Hipcamp bookings?
No. Camping for hosted programs is coordinated separately through the booking process. Public Hipcamp availability operates independently.



Infrastructure & Logistics 


Is there Wi-Fi or cell service?

No Wi-Fi. Cell service is inconsistent and varies by carrier (Verizon and AT&T tend to work better than T-Mobile). Plan to be largely offline.

Is there electricity?
Limited solar power for small electronics (phone charging, small speakers). Not suitable for high-power equipment, AV setups, or appliances. Generator available as add-on.

Is there running water?
Currently: rainwater catchment (seasonal) and hauled water. Well drilling scheduled for March 2026—this will significantly expand water access and capacity.

Is the site ADA accessible?
No. Terrain is uneven, muddy, and natural. No paved paths or accessible facilities. Groups with specific accessibility needs should contact us during inquiry to discuss feasibility.

What about food?
Groups are responsible for their own food unless catering coordination is arranged as an add-on. Outdoor kitchen available with propane grill, mini fridge, and slope sink.



Blueberries & Farm Activity


Is Forest Fringe Farm a working farm?

Yes. The land includes cultivated areas, seasonal agriculture (blueberries), and ongoing land stewardship projects.

Will public farm activity overlap with our booking?
No. Public offerings (like blueberry picking) operate separately and do not overlap with private hosted programs.

Can our group participate in farm activities?
In some cases, optional land-based activities (harvesting, light stewardship tasks) can be arranged during planning, depending on timing and program goals.



Booking Process

How do we book the site?
All bookings begin with an inquiry form. Once alignment is confirmed, we share a proposal outlining scope, pricing, contract terms, and deposit requirements.

Is a deposit required?
Yes. Deposits are required to confirm bookings and hold dates. Bookings are not considered confirmed until deposit is received.

How far in advance should we inquire?
As early as possible, especially for weekend or multi-day programs. Bookings are limited each season to ensure quality coordination and land care.

What is the cancellation policy?
Cancellation terms are outlined in the booking contract. Deposits are typically non-refundable, but rescheduling may be possible depending on availability.

What are your rates?
Rates vary by booking type, group size, duration, and services included. See our Services page for pricing tiers or submit an inquiry for a custom proposal.




What’s Not Permitted 


What types of programs are NOT suitable for this site?
Forest Fringe Farm is not appropriate for:
  • Large public festivals or ticketed events
  • Weddings or private celebrations
  • Unsupervised or unhosted rentals
  • High-impact activities (ATVs, motorized recreation)
  • Programs misaligned with land stewardship values

Can we bring pets?
Pet policy varies by booking. Discuss during inquiry phase—depends on group size, program type, and wildlife considerations.

Can we have amplified sound?
Yes, but requires coordination with neighbors and site management. Extended sound/performance use is available as an add-on ($750). Quiet hours apply.
